Common Code Violations

The City of Alvarado Neighborhood Services Division enforces the adopted Code of Ordinances, International Property Maintenance Code, and Zoning Ordinances on private property throughout the City.

The City has adopted codes that govern the use and maintenance of private property in order to enhance and protect the quality of life for all who work, live and play in the City of Alvarado. The Neighborhood Services Division is responsible for the enforcement of Codes, relating to neighborhood nuisances, health and safety, substandard housing, vehicle abatement, zoning/land use, illegal signs, weed abatement, and graffiti restitution.

Grass, weeds or plant growth taller than 12 inches is prohibited and must be maintained on all areas of your property, including fence lines, curbs and alleyways.(Sec. 14-22)

Vehicles that are inoperable, unlicensed or not inspected cannot be stored on the property and must be repaired or removed. (Sec. 14-22)

Signs advertising products, businesses, or activities located on or near the property are prohibited. Signs may not be placed on utility poles, sidewalks, curbs, parked vehicles or trailers visible from the street, public property, or the public right-of-way. (Sec. 30-1224)

Allowing junk, trash, debris, rubbish, brush, or any other unsightly, objectionable unsanitary matter to grow or accumulate on any lot within the city, including along the sidewalk or street adjacent to the property, between the property line and the curb, or if there is no curb then between the property line and the driving surface of the adjacent street, is prohibited. Unsightly Matter

The exterior of a building must be kept in good repair, ensuring it is structurally sound and sanitary, so that it does not endanger public health, safety, or welfare (IPMC Sec. 304)

Property Maintenance

Residents or Tenants must provide containers of sufficient size and number to securely hold all trash and garbage. Trash bins may be placed out no earlier than 12 hours before scheduled pick up and must be removed following collection. (Sec. 40-223)
